Marketing & Lead Systems for Property Buying Companies
Direct-to-vendor seller lead generation, conversion-led websites, and instant-response CRM. Built for the way cash-buyer businesses actually make money.
Property buying companies live or die by seller lead volume and cost discipline. The economics only work at scale, the cost per acquisition has to stay tight, and the operation falls apart if leads cannot be qualified and contacted within minutes. We build the systems that hold all three in place. The strongest case study on this site - £11 cost per seller lead, 60+ leads per month, 25% lift in conversion - is exactly this audience.
Why property buying companies need a different system
Most digital agencies do not understand this audience. They treat it like an estate agency (it isn't), like a cash-buyer affiliate operation (it isn't), or like a real estate investment fund (it isn't).
Three things make property buying companies operationally different from every other property business:
The unit economics are tight.
A £50 cost per lead breaks the model. A £15 cost per lead funds growth. A £11 cost per lead - which we have hit and held for a real client - lets you outspend competitors in your area. The campaign discipline is closer to performance e-commerce than property marketing. Most agencies do not run paid media at this level of efficiency.
Speed of contact is the deal.
A seller fills in a form because they have a problem - probate, divorce, repossession risk, relocation, an inherited property they do not want. The first company to call back gets the conversation. The second company gets a "we've already agreed a price" email two days later. Most operations cannot respond in five minutes outside office hours. We build systems that can.
What we build
Six components. Used together as a full system, or in parts depending on what you already have. Each links to a deeper page if you want the detail.
High-volume seller lead generation campaigns.
Meta and Google campaigns built around motivated-seller intent: "sell my house fast", "we buy any house", "house won't sell", "cash buyer for property", "sell inherited property". Geo-targeted, demographic-filtered, pre-qualified at the form stage. We measure cost per qualified seller, not cost per click. We optimise daily in the first month, weekly thereafter.
Conversion-led websites.
Built around one job: turning a visitor into a valuation request. Not a portfolio site, not a brand site, not a content marketing hub. A funnel. Trust elements (TPO, NAPB, Trustpilot reviews where genuine), case study pages with real seller stories, postcode-level landing pages, mobile-first speed. The site loads in under two seconds and has a valuation form on every screen.
Instant-response automation.
WhatsApp lead capture for the demographic that does not fill in long forms or answer unknown numbers. SMS auto-acknowledgement within seconds of submission. Call-task triggered to your acquisition team within five minutes during office hours. Email and WhatsApp nurture sequences for leads that go quiet. Automated re-engagement after 30, 60, and 90 days for sellers who said "not yet" the first time.
CRM and pipeline tracking.
Lead source attribution down to the campaign and ad creative. Deal stage tracking from enquiry through valuation, offer, exchange, completion. Automated follow-up for leads that did not transact first time - the 30-90 day window catches a meaningful share of deals that other operators have written off. Built on platforms that scale with your deal volume - typically GoHighLevel for pure performance operations, HubSpot if you also need investor or B2B pipelines.
Postcode and area landing pages at scale.
"We buy houses in [town]" pages built systematically across your geographic coverage. Local content, local trust signals, local search ranking. Once ranked, these pages generate organic seller leads at zero marginal cost. The compound effect kicks in around month six and accelerates from there.
Compliance-aware copy.
The Property Ombudsman code applies to your marketing. So does the Consumer Protection from Unfair Trading Regulations. So does the Code of Practice for Residential Property Sales. We will not write campaigns that breach any of them, even if a competitor is. The short-term win on a non-compliant ad is not worth the long-term regulatory risk - and Meta has started rejecting ads that fail consumer protection screening anyway.
We fix the system, not the symptom.

Where this fits if you are a property buying company
You are launching a new operation.
You need the full stack: website, ad accounts, tracking, CRM, automation. We build from zero. Easy Move Homes is the exact pattern. Expect 3-6 weeks to launch, qualified leads from week 4-5.
You are running an established operation that has plateaued at the wrong CPL.
Your campaigns are working but the cost per lead is too high to scale. We audit the funnel, identify whether the leak is creative, targeting, landing page, or follow-up speed, and rebuild the weakest link. Expect CPL improvement within 4-8 weeks.
You are scaling regionally or nationally.
The system that works for one geography needs to be replicated cleanly across new ones. Postcode-level landing pages, region-specific creative, branch-specific routing in the CRM. We build the playbook once and clone it.
You are integrating with an investment vehicle or asset manager.
If your buying operation feeds a portfolio (buy-to-let, BRRR, refurbishment-and-flip), we build separate reporting layers for the operational team and the investment team. Acquisition costs, deal flow, conversion metrics for the operators. Yield, IRR, deployment pace for the investors.
Honest limits
These are on the page so you know what you are getting before the call.
- We do not buy property and we do not run acquisition. The lead pipeline is ours; the negotiation, survey, legal pack, and offer are yours. We are the marketing and systems layer, not the sales layer.
- We will not build campaigns that imply guaranteed sale prices, unverifiable timelines, or anything that breaches POAA/TPO standards. This is non-negotiable, including in cases where competitors are clearly running non-compliant campaigns.
- We do not work with companies that have unresolved Trading Standards complaints or active redress scheme issues. We check before we engage. If the check turns up problems, we walk away.
- High-volume seller campaigns require ad budget. Below £1,500/month, paid campaigns are not the right tool for your stage - we will tell you that on the audit and recommend organic-led alternatives.
- We will not commit to a guaranteed CPL. Anyone who does is either lying or building in a margin so wide that you are paying for the guarantee. We commit to a methodology, ongoing optimisation, and honest reporting. The £11 number is what we have produced for one client - we will work toward similar numbers for yours, and we will tell you in the first audit whether the conditions support it.

Questions we get asked a lot.
What is a realistic cost per seller lead for a UK property buying company?
Industry benchmark for Meta and Google campaigns targeting motivated sellers is £25-£50 per lead. Well-run campaigns hit £15-£25. The £11 figure on this page is from one client - Easy Move Homes - and required a specific combination of geographic targeting, creative, and funnel discipline. We treat it as a high-water mark, not a default.
How long does it take to launch a new seller-lead operation?
Typical timeline from first call to first qualified leads: 4-6 weeks. Week 1-2: audit and strategy. Week 2-4: website, tracking, and CRM build. Week 4-5: ad accounts launched and live. Week 5-6: first qualified leads. Optimisation continues monthly thereafter.
Can you work with companies that have an existing website and CRM?
Yes. The first thing we do is audit. If your existing setup is workable, we improve it. If the foundations are wrong - slow site, broken tracking, fragmented CRM - we will say so and price the rebuild separately. We do not force a rebuild we do not believe in.
Do you guarantee compliance with the Property Ombudsman code?
We commit to writing campaigns and copy that comply with POAA, TPO, CPRs, and ASA standards. We cannot guarantee compliance because some cases require legal interpretation that is your business's responsibility. We work with your legal advisor where needed.
What ad budget do we need to make this viable?
Minimum £1,500-£3000/month in media spend for the model to be efficient. Below that, organic-led approaches make more sense than paid campaigns. We will tell you on the strategy call whether your budget is in the right range or whether we should be talking about a different approach.
Do you work with operations outside the UK?
We have run property campaigns in Cyprus and across parts of Europe. Property buying as a model is most established in the UK; in other markets, the regulatory framework and seller behaviour differ enough that we audit case by case before accepting briefs. Markets we have not worked in: US, Middle East.
