When working with real estate business, we faced a critical Meta Ads account flag due to poor lead quality metrics. Meta's guidelines are increasingly strict on form transparency, privacy policies, and user experience. A simple misstep like an unclear privacy policy or non-compliant form fields can get your account restricted. Especially in real estate industry, where your ads will have a special "housing" category.


We had to:


  • Revise the Lead Form copy to be more explicit about the offer and data usage.
  • Add a Privacy Policy link directly in the form.
  • Implement a 5-minute follow-up rule via SMS and email to reduce delayed responses (Meta tracks lead engagement speed!).


Since making these adjustments, lead quality scores improved, and the cost per lead dropped by 87%.


Setup Checklist:


  • Instant Forms with minimum and optional fields (Name, Phone, Email).
  • Offer a valuable lead magnet (e.g., Free Home Valuation, Market Report).
  • Ensure Privacy Policy is linked within the form.
  • Automate a follow-up within 5 minutes of submission.
  • Monitor Meta's Lead Quality Score and Cost regularly.
